Joseph Derhake, PE

Joseph Derhake, PE, serves as Chief Executive Officer of Partner Engineering and Science, Inc., the industry leader in engineering and environmental due diligence consulting. A successful entrepreneur, Mr. Derhake founded Partner with eight employees and the company has rapidly evolved to almost 900 employees nationwide, with recent expansion into the international market.

With over 25 years of experience as a professional engineer, Mr. Derhake has delivered consulting services for thousands of real estate transactions, subsurface investigations and site remediation projects for leading national corporations, lenders, and real estate investors. Through this, Mr. Derhake and Partner have been afforded great access to key policy credit managers with national and regional lenders providing the opportunity to participate in the writing and reviewing of environmental and engineering due diligence policies for a multitude of large financial institutions. In this role, Mr. Derhake combines technical background, business expertise and knowledge of the world of real estate finance.

Mr. Derhake has also pushed innovations in the due diligence industry. He has successfully purchased and integrated multiple companies into the Partner framework, with the most notable the 2009 purchase of LandAmerica Assessment Corporations (LAC) and the 2013 purchase of Birdsall Services Group (BSG) being the two largest of these M&A transactions. These large-scale staff and systems integrations have catapulted Partner to the top of the provider ranks with access to hundreds of design engineers, empowering clients with solutions to their due diligence challenges.

Ted Drauschak

Ted Drauschak is a graduate Civil Engineer from Drexel University. He has held significant roles in construction surety, nuclear power construction engineering, design and construction management, military master planning, project development, risk management, renewable energy programs, and investment management. Drauschak is a recognized leader in the provision of project execution or program management services on behalf of Owner’s and Investor’s in commercial and multi-family real estate as well as the renewable energy sector.

Ted began his career over thirty years ago for the Bechtel Group (San Francisco Power Division) in Nuclear Power construction management. Following his time with Bechtel, he undertook a senior consultancy position with RTKL Associates, Inc. living and working primarily in Germany for NATO where he managed significant military master planning and construction programs throughout then Western Europe. He then returned to the U.S. to develop and build commercial real estate on behalf of private investment groups, developing multiple multi-family, retail, and hospitality project throughout the U.S.

In 1991, Ted Drauschak integrated his engineering and project management background into the financial services industry and co-founded a start-up construction surety company. The surety went public in 1994 (NASDAQ: MTBN) and was sold to Zurich Financial Services. Drauschak also served as President and CEO of Broadlands Financial Group, LLC, a specialty consultancy group that provided program and risk management services to surety companies, construction lenders, equity and tax credit investors and industrial, commercial and multi-family residential real estate developers. Broadlands provided services on billions of dollars of projects and managed the secure disbursement of over $6 billion of project funds. While at Broadlands, Drauschak created and led a focused practice group representing investors and operators of high-profile utility-scale renewable energy projects around the globe.

In April of 2012, Drauschak co-founded G2Spectra LLC, a boutique Investment Management Company whose charter was to invest, develop, and manage a portfolio of global renewable energy projects on behalf of the largest private university endowment in the U.S. In August of 2014, Drauschak expanded his investment management portfolio via his real estate development entity, Castle Drawbridge LLC. His current active portfolio includes two large mixed-use commercial and residential developments as well as a number of multi-family and healthcare facilities.

Chelsy White


Ms. White is a licensed agent at Saint Vincent, LLC, the managing general agent of SureBuild℠ Project Completion Insurance. She is a licensed producer and surplus lines broker in California, Arizona, New York, Texas, Florida, New Jersey, North Carolina and Georgia. She is also a licensed CPA in California. Ms. White is directly responsible for managing agency business as it applies to compliance issues, agent licensing and appointments, contracts, and records. She acts as a liaison between Saint Vincent underwriters and underwriters with Lloyd’s of London. Additionally, she is responsible for claims management, and works directly with clients to ensure excellent service and product delivery.

Furthermore, Ms. White has 10 years of experience in corporate accounting and 5 years of experience in internal audit of accounting policies and procedures, with an emphasis on financial reporting and compliance, internal control, and construction risk management/funds control audit oversight.

Ms. White obtained her Bachelor of Science in Business Administration with a Concentration in Accounting at California Polytechnic State University, San Luis Obispo.
